108 Cannon Street is located in the heart of the City of London. It is a 5 minute walk to Cannon Street, Bank and Monument underground stations, with the new Bank Station opening directly opposite in 2022.
James acquired 108 Cannon Street off market in October 2016 for £36.5m from M&G. It comprises approximately 38,000 sq ft of Grade A newly rebuilt offices.
It was acquired a month pre-Practical Completion with only the lower ground floor being let. Post completion, a marketing campaign was launched and within one month, three floors were let at rents in excess of £70psf. The remaining floor were let with an average rent of mid £60s to a variety of sectors.
The building is now fully income generating and worth in excess of £55m.
